Whole-home, non-owner-occupied STRs are allowed with an annual town permit, but only in five large-lot residential zoning districts (R-40, R-40/80, R-80, R-3A, R-5A), only in single-family buildings, and no STR may sit within 1,500 feet of another STR or 400 feet of a school or day care. There is no owner-occupancy requirement and no annual night cap, but the district limits, spacing buffer, and single-family-only rule mean many typical homes in town do not qualify.

  • Inspections and registration: annual registration with the Building Department, annual fire/safety inspection by the Town Fire Inspector, Building Department inspection at initial application and each renewal, and registration with Dutchess County attached to the application (LL 3-2025 Sec. 5(A)(1),(2), Sec. 5(C)(1),(2))
  • Operations: off-street parking of one space per bedroom plus one additional space, owner or agent must respond and be present within 24 hours' notice when rented, registration number must appear in all listings, exterior advertising prohibited, and no events such as weddings or concerts (LL 3-2025 Sec. 4(6), Sec. 5(B)(6), Sec. 5(C)(9),(10),(17))
