Short-term-rental rules
Can you Airbnb in Verona Township, NJ?
Researched and reviewed by Jake Lee, FounderCurrent as of July 2026How this atlas is maintained
Verona has no short-term-rental ordinance, but its zoning code operates as an implicit bar: any use not specifically listed as permitted is prohibited in every district (§ 150-4.2H), residential zones permit only single-family homes occupied by a "family" whose definition expressly excludes "transient housing" (§ 150-2.3), and all transient-lodging use types (boardinghouses, rooming houses, motels, tourist camps or cabins) are banned in all zones (§ 150-4.3). Under-30-night rentals are therefore not a permitted use anywhere in the township, though the town has not adopted an express STR ban or a published enforcement policy.
What the rules say in Verona Township
- No STR-specific chapter exists anywhere in the Verona code (full-text search of the eCode360 code, current through 3-9-2026, returns no short-term-rental, transient-occupancy, or Airbnb provision).
- Zoning is permissive-use: § 150-4.2(H) states any use not specifically designated as a principal permitted, accessory, or conditional use "is specifically prohibited from any zone district in the Township of Verona." STRs are not designated anywhere.
- Residence districts (R-100 through R-40, §§ 150-17.1 to 150-17.6) list "single-family homes" as the only principal permitted use; accessory and conditional use lists (garages, pools, home occupations, etc.) do not include any rental or lodging use.
- § 150-2.3 defines FAMILY as a single housekeeping unit "of a permanent, stable and domestic character as distinguished from ... transient housing or other similar forms of housing," excluding transient occupancy from residential dwellings.
- § 150-4.3 prohibits in ALL zone districts: "Boardinghouses or rooming housing" and "Motels, tourist camps or cabins; trailer camps or courts." Verona has no zone where transient lodging is a permitted use.
- Chapter 402 Rental Regulations (Ord. No. 2021-08, adopted 3-8-2021) is a rent-regulation/registration scheme for buildings of 4+ dwelling units (tax classes 4A/4B/4C); it expressly does NOT apply to "motels, hotels and similar-type buildings intended for transient use" and creates no STR permit path.
- Long-term rental dwellings are separately subject to Ch. 390 Art. II lead-based-paint inspection requirements (Ord. 2023-44 / 2024-03); this is general landlord regulation, not an STR framework.
- Caveat: the bar is implicit (no express STR ban, ordinance, or published township enforcement position was found), so an owner should confirm the zoning officer's interpretation before relying on it; NJ state transient-accommodation taxes would apply to any listing regardless.

How short-term rentals are regulated in New Jersey
- New Jersey has no single statewide short-term-rental ban. Instead, each municipality sets its own rules through local ordinances, which is why neighboring Bergen towns can differ completely.
- Statewide, short-term rentals are generally subject to NJ Sales Tax and the State Occupancy Fee (and, in some areas, local taxes) on stays under 90 days, unless booked through certain channels that collect on the host's behalf.
- Common municipal controls include registration or permits, owner-occupancy requirements, minimum-stay rules, caps on rental nights, and zoning limits on which districts allow short-term use.
- Rules change. An ordinance can be added or amended at any time. Always confirm the current rule with the municipality before listing.
