  • Non-owner-occupied rentals are allowed but require remote digital monitoring: when the manager is not residing on-site, outdoor cameras must monitor arrivals and departures, with recordings kept at least 30 days and provided to the Building Inspector on request (sec. 40-6 E).
  • Operational rules: posted house policies with quiet hours (9pm-8am weekdays, 10pm-9am weekends), no street parking, no parties by non-tenants, daytime guests capped at one per two overnight occupants (sec. 40-6 A).
  • Safety and compliance: hard-wired or Wi-Fi-with-cellular-backup fire alarms in all bedrooms, kitchens and living spaces, fire extinguishers, liability insurance, lodging and sales tax registration, permit number in every advertisement, and premises must be made available for town inspection within 24 hours of a request (sec. 40-6 I-M and K).
